Service Description
 

If you need our help with Full Service or Partial Evictions, please initiate the process by clicking the eviction form button below.

 

Our partial eviction services include:

 

  • Completing and/or submitting the Failure to Pay Rent or Warrant of Restitution legal paperwork online or in person at the courthouse. Includes up to 2 tenants per lease (an additional fee will apply if more than 2 tenants are on the signed lease).

 

  • Obtaining the required rental license if you do not have one (additional fee applies +$150.00)

  • Sending required notices to tenants via First-Class mail (10-day Notice of Intent to File a Complaint for Summary Ejectment and/or 30-day notice to Pay or Quit).

  • Obtaining the required Service Members Civil Relief Act (SCRA) document (additional fee applies if more than 2- tenants).

  • Once the paperwork has been filed, we will notify you (the Landlord) with any scheduled court date(s).  Using our Partial Eviction Services, you, the Landlord, will be attending court and representing yourself.   We DO NOT represent you in court with the Partial Eviction service.  If court representation is required, please use the Full-Service eviction option.  

 

  • Partial Eviction Form filings include:

    • Failure to Pay Rent (Tenant fails to pay rent and landlord seeks eviction & judgement)

    • Warrant of Restitution (Sheriff's notice for eviction of tenant)

PLEASE NOTE:

  1. Our modest fee for the Partial Eviction service does not include the cost of a rental license.  An additional fee of $150.00 would be required. Before we can attend court on your behalf, a temporary or 2-year rental license is required.

  2. Our Partial Eviction fee does not include representation in Court.  If you require court representation, please see the Full Service Eviction.

  3. If your home was built prior to 1978, it must be registered with the Maryland Department of Environment (MDE) and tested for lead paint per Maryland Law. If this has not been done, additional fees will apply.

  4. Our Partial Eviction service fee does not include eviction clean out on the day of eviction. This service is required if tenant has not vacated the property before the scheduled eviction day. We will discuss the costs associated with the clean out prior to the eviction date (if applicable).

  5. We are currently providing eviction services within Prince George's County Maryland only.  However, we offer Property Management services in all Maryland counties.  We are also licensed Realtors who can assist you in the sale of any residential property within DC, MD or VA.
